What is Property Development

Have you ever wondered what property developers do and how they seem to make so much money? Well basically a property developer is someone that purchases a property, fixes it up, adds value to the property and then sells the property at higher price. Of course the process is much more complicated and the business of property development takes a great deal of know how to make a profit. A major property developer can purchase two or three properties in an area that is prospering and turn the land into a shopping centre, making a tidy profit. Owning or selling a shopping centre will indeed turn a profit but the challenge for the property developer comes in when the organisation has to register the establishment with the various government and other agencies.

The developer will also have to hire an architect and a civil engineer to ensure that the building is aesthetically pleasing and structurally sound. But most importantly they will have to have knowledge of economics and trends in the community where they are developing to ensure that they are building a viable business enterprise. And then the developer will have to deal with demolishers and construction workers and plumbers and electricians for months or perhaps even years before the building is complete. So as you can tell, being in the business of property development is not the easiest career choice in the world. Even men like Donald Trump have made and then lost millions in the property development game.

Some people even hire a professional property development group to assist with this process. You can however also make money in the development game by investing in a new property development. However if the development ends up not making a profit, this will mean that you will have lost your money. Some people even do property development on a much smaller scale by living in a house, fixing it up and then selling it at a profit. But even these smaller projects carry risks such as has become apparent during the recent economic downturn and resultant drop in property prices.
